deal or no dealIt is not a deal

That is what i tell the many “wholesalers” who waste my time sending me crappy offers. I have it saved on  my desktop so all i ahave to do is cut and paste.

The thing is that there are so many other ways to make money in real estate. You don’t have to have a cheap price. I am happy to pay even over market if the terms work. I have made so much money doing thing. Personally i would rather fix the financing instead of fixing the house.

This is the wording i use in reply to their emails:

“This is not cheap enough for a cash deal. I am interested in the ones that have no equity that I can take over subject to or with owner financing. Send over the ones you don’t want and I w ill be happy to pay a finders fee.”

Personally if someone is sending a mass email, it’s not a deal ever. If you get a deal, it’s gone instantly in today’s market. The problem is that most people don’t know anything but cheap.
