4 things you need to know about dealing with a title company

My last 2 deals were a last minute nightmare because of the title company not reading the paperwork until the last minute. Sometimes when I get a deal flipped to me, the title and escrow have already been selected. I am rethinking this.

I always try to close in trust or at least an entity, when possible and someone at the title co. who is not familiar with that can make you age `10 years.

Here is my advice about dealing with the title company:

  1. Make sure you talk to the title officer and establish a relationship. The title rep could be the nicest person but that is not who is making decisions.
  2. Ask the title person and the escrow person to cc you on all correspondence so you can follow up to make sure things don’t break down.
  3. Keep calling to make sure they are doing their job and have read everything and have approved everything.
  4. TRUST NO ONE TO DO THEIR JOB. It’s up to you to be the squeaky wheel.
