Rehab update
Even though we are not done, I decided to list it anyway. We are fast approaching holidays and we need action now. So I bullied through all the workers and my partner and got it done. There is an old saying, “If you want something done right, do it yourself”. So I schlepped out to Covina fri, Sunday and Monday. 4 ½ hours in traffic. As a result the house looks amazing and all of the crap is gone. We have it listed and staged and got 2 offers already. Trying to get an above offer listing. As I tell my students ,expect the buyer to ask for 2 or 3 % closing costs so make sure you figure that in your original estimate of value. Of course both offers did that. Luckily it will appraise higher so there is room to add to the sales price. I used Keith from our club to do a pre-appraisal so I can show value to an inexperienced appraiser.
The furniture rental place was amazing. You can pick your furniture online and they deliver. It’s cheaper than a stager if you have any kind of good taste.
I used Realtyzoom to list it for a really small fee. I then pay 3 % to selling broker. The realtors call me and I give them lockbox number. It’s a great service if you are familiar with how the MLS works.
