Fired the contractor and found someone great. We are almost done and there are new comps that are 30k more than i expected. That’s great since we went over budget. Almost ready for staging.

In this instance i always say, “Do as i say, not as i did”. I broke some of my rules by not insisting that the contractor TOTALLY describe everything he was going to do in writing in complete detail with NOTHING left for assumption. I also did not get a start and finish date and hold him to it, I hired him because he had a big crew and i thought they would get done quickly. Never again. You need a worker who has a crew that do a little of everything so you don’t have to wait for the plumber or the electrician or the painter. That way you can do things in the order you want them- not the order they want to do it. I am also sticking to my insistence that painting is LAST. I don’t care if they have to cover things.
