You only pay an assignment fee of 5k or more if they are giving you a SIGNED CONTRACT. Otherwise it’s just like any bird dog- $1000 if it closes. You should be offering this to everyone you know.

What you have to do is prepare the info packets and keep track of the sale date and make sure to followup and follow up until they either sell it or lose it.
