Real estate is about handling all the details

In the middle of 2 deals with students and they are fast learning what they did not know that they did not know.

First it’s dealing with the illegal additions. I had my buddy John Fluker come down to tell me what is legal and what is not. Our first clue was when i went to see the house and it looked bigger than 1100 sq ft. Sure enough there is 250 more that is not permitted.

Now we have to get some basic estimates to see about a ball park figure to redo the kitchen, make everything legal, check to see why the floor is sagging and why the central heating system does not work. There will be more costs but these are the most expensive. We also want to see if we can make another bedroom and bath out of existing sq footage. Everytime i see a 2/1 or 3/1 i always try to see a way to add a bath and/or a bedroom without expanding out. Sometimes a closet can be another bath or sometimes a dining room can be made into another bedroom.

On the other deal that we are about to close on, we finally have all our ducks in a row with no surprises, hopefully. I hate surprises. You should do all your work while you are in escorw. Of course, my swiss cheese contracts has no expiration of the inspection contingency.

Getting Chase to understand what i was doing about opening a bank account in a trust took some fast talking.
